80% masonry. Hardi is not considered masonry for the purpose of this calculation.
All homes minimum of 3,000 sq ft of air-conditioned space. Garages do not count.
All Plans will be reviewed by the La Cima Master Community reviewer for approval.
Rear fencing and fencing facing other community property shall be constructed with a view, consistent with other homes in La Cima. Side yard fencing is private good neighbor style.
All building setbacks: Front 20ft, Side yard 5ft, and rear 10ft.
Each homesite is allowed 5,600 sq ft of Impervious cover per the plat.

All homesites are within the City Limits of the City of San Marcos. All building permits, impact fees and code requirements are enforced by the City of San Marcos.
